Parking Lot Expansion Project

  • Due to lack of parking spaces available at the temple board members decided to start over the parking lot expansion project.
  • BOD decided to have two volunteer engineers (Laxman Patil and Subba Rao Gudavalli) for planning and design of the parking lot expansion project.
  • Catalyst Technical Group, Inc (Madhavi Talluri) and Prasad Maragani helped to get the approval for the project and they prepared the bid set. We opened the biddings for the project. Three contractors submitted the biddings.
  • Construction Corporation bid the lowest amount and they are willing to work with us by dividing the project into sub-categories as advised by our voluntary engineers to reduce the cost of the project.
  • With the approval of BOD and voluntary engineers we signed the contract with Construction Corporation for $710,000. Due to some additional work (Dirt Work) the final contract amount increased to $778,270.04.

Approval Process For Construction Work Expenses

All the Invoices were paid after the approval of voluntary engineers (Laxman Patil and Subba Rao Gudavalli), BOD and Trustees.

Invoice 1: First Invoice was issued on 7/13/2018 for the amount of $184,640.54
Invoice 2: Second Invoice was issued on 12/20/2018 for the amount of $484,346.82

Bids For Electrical Work

  • We got estimates for electrical work from LC Electrical Contractors and NUR Electrical Services.
  • LC Electrical submitted the quote for $90,00.00 and NUR Electrical submitted the quote for $86,850.00
  • We had a meeting with the LC Contractor to reduce the cost and contractor agreed to complete the work for $60,980.00
  • With the approval of BOD and voluntary engineers we signed the contract with LC Electrical Contractors for $60,980.00

Approval Process for Electrical Work Invoices

All the Invoices were paid after the approval of voluntary engineers (Laxman Patil and Subba Rao Gudavalli), BOD and Trustees.

  • Invoice 1: First invoice was issued on 09/17/2018 for the amount $9,400.00.
  • Invoice 2: Second invoice was issued on 03/25/2019 for the amount $18,500.00.
  • Invoice 3: Third invoice was issued on 07/22/2019 for the amount $8,000.00
  • Invoice 4: Fourth invoice was issued on 10/16/2019 for the amount $13,955.00

Lift Station / Detention Pond

  • Increasing the capacity of the detention pond was mandate by the county. After careful consideration of several options, we finalized wet pond 11ft deep with lift station.
  • We got quotes from Construction Corporation for $85,000 and from Metula & Metula Water Works for $125,000.00 for installation of Lift Station. They were very Expensive.
  • So we directly contacted lift station manufacturing company PARK USA and they gave us good quote when compared to other quotes. We purchased the lift station from PARK USA for $39,500.
  • We installed the lift station with ourselves with the help of our general contractor and our engineers.

  • The amount we spent for buying the lift station equipment is $39,500.00
  • The amount we spent for installing the motors to the lift station is $2000.00
  • The amount we spent for digging the trench for lift station is $2500.00 and the amount we spent for renting shoring box from united rentals is $3211.47
  • We Bought extra fittings from Ferguson Water Works for the lift station to connecting it to junction box for $2430.13
  • The amount we spent to tie-in the HDPE pipe to the lift station including the labor and material is $6941.20
  • The total amount we spent for installation of lift station is $56,582.80.

Material Testing

  • Quality Control is the most important requirement in any construction projects.
  • Geo-Test Engineering, Inc(Madhu Munirathnam) voluntarily helped to do the material testing for this project.
  • All the construction works like taking concrete samples, slump cone tests, density tests, rebound hammer tests etc., was inspected by the Geo-Test Engineering representative and each tests have been recorded.
  • All the sampled concrete cylinders attained the required compressive strength within 7 days of cast date.

Highlights and Cost Savings

  • The lowest bid we got is 1.2 million and we reduced the project cost to 900K.
  • The lowest bid we got for electrical work is 86K and we reduced the cost to 60K.
  • As per the design concrete should attain the strength of 3500 psi. But we got almost 4500 psi for 14 days.
  • The design thickness of the pavement was 5 inches but we constructed 6(+) inch thick concrete pavement within the same budget.
  • To excavate the pond engineers estimated around 800 loads of dirt to be hauled off @ $60/load. It would have cost us around $48,000 for dirt hauling and $15,000 for digging the pond. But we contacted Site work contractors and they agreed to haul the dirt for free and made contract to complete the pond for $18,000. We saved around $45,000 by making this contract.

Highlights and Cost Savings

  • Before building the fence for property line we contacted few contractors and they gave price of $20K for building the chain link fence for property line and for pond. We our-self completed the fence work by hiring daily labors. It just cost us $7531.00 for completing the fence work.
  • We completed the sprinkler system for the trees all over the property for $7800. It would have cost us around 30k to 40k if we would have hired a professional contractor for this work.
  • Prasad Maragani and Madhavi Talluri with Catalyst Technical Group helped us free of cost in design and getting approval for the parking lot expansion project. It would have cost us around $20,000.00.
  • We did not hire any Site Supervisor and managed the work with our voluntary engineers and Nikhil (voluntary engineer kept by Raghuveer). It would have cost us around $40,000.00 if we would have hired Site Supervisor for the entire project.
  • Madhu Munirathnam with Geo-Test Engineering helped us free of cost in construction material testing for this project. It would have cost us around $15,000.00 to hire a testing lab for the entire project.
  • Vas Vellore helped us free of cost for the Surveying work. It would have cost us around $10,000.00 to hire a surveyor for the entire project.
